Window Sash Repairs

Window sashes need to be checked regularly for mold, mildew, and damage. If you catch these issues early, you can save money on future repairs.

The sash is an internal frame that moves vertically up and down in windows that open. This article will show you how to perform several simple repairs to the sash.

Weather Stripping

Wood window sashes provide a classic aesthetic to your home. If properly maintained, can last for many years. However, they can become damaged or degraded as time passes because of exposure to the elements and normal wear and tear. Weather stripping is the most important issue to take care of when fixing sash windows. It's on both the frame and sash. If it's damaged or worn out, it can cause drafts, as well as other issues. Old windows, particularly those in older houses, can be difficult to open and close because of sagging hinges and an overall inefficiency. Sometimes, a few simple fixes can help these windows function smoothly again and help homeowners save money on energy costs.

To make these sash repairs, it's important to have all the tools needed before you begin. Begin by marking the location of the hinge channel on the frame using a pencil (Photo 1). This will allow you to put the channel in the correct position after you've finished. Remove the sash and remove the hardware, including the parting beads (Photo 2) and the chains or cords which hold it in place. The nozzle shield of the heat gun and medium setting will soften any putty that has been hardened. Remove the old sash and place it in a labelled bag.

Sash Weights

Whether your window glass repairs sash repairs are to replace a damaged cord or to keep your windows functioning, replacing worn out weights for sash will improve its operation and reduce energy consumption. Sash weights are heavy, lead or iron cylinders, which are enclosed inside a hidden compartment and connected to the movable the sash with rope. They provide counterbalance which allows the window to be closed and opened without the use of electrical or mechanical devices. Most old double-hung windows have a cord or chain attached to the weights which keeps the sashes balanced within the jamb. Over time, these cords could break, making it impossible to raise the window. A new sash cord will restore the ability to move the sash upwards and downwards and keep it in place when opened.

The first step to replace sash cords is to locate and remove the access panels within the jambs. These are usually screwed or nailed in and need to be removed. You may be able to use a hammer or chisel to remove them however, it is always best to lay down dust sheets before commencing any work.

After you have removed the access panel, you are able to begin to work on the sash. Prise the narrow parting beads (also called "tie rails") out of their grooves using the chisel or flat bar. It is important to take your time, as these are often wedged or nailed in place. If the sash is still in place, break the mortise and the tenon joints by using a hammer and pin punch or screwdriver, then unhook the wood pegs that are on the components. You should now be able to move the sash around without difficulty, though it may require lubrication if it feels stiff.

Determine the length of the sash chain or sash cord required to reach the sash slot on the bottom from the pulley at the top of the jamb. Cut the cord or chain and secure it in the previous step. You can employ a hammer, nail or screws, but nails are less likely to cause damage.

It is recommended to keep the original weights in place unless you have purchased a kit to replace the counterbalance that was previously installed. They're not costly and are easy to install if purchased them from architectural salvage stores. Depending on the size and shape of your window, you may require one or two sashweights to keep it open.
